Assistant Director of Site Construction

Job Summary:
Work directly with Senior Vice President & Director of Site Construction to effectively and efficiently manage the entitlement, engineering & development of company-owned property to achieve business plans and financial objectives and deliver lots on time and within budget.
Primary Responsibilities:

Entitlement, Engineering & Estimating:
• Assist with project feasibility studies
• Ensure quality bidding/contracts/budgets
• Submit & track subdivision, development and reimbursement agreements.
• Obtain approval of subdivision, development and reimbursement agreements.
• Obtain permits required for development (clearing, grading, encroachment, etc.).
• Prepare trade specific scopes of work and bid packages.
• Coordinate with dry utility companies for plan preparation, service agreements, and easement dedications.
• Schedule and attend all pre-construction and on-site progress meetings.
• Coordinate preparation of pro forma project budgets, land acquisition checklists, and project schedules
• Manage the preparation of all land development budgets for all projects
• Manage the negotiation of contractor agreements, pricing, terms, etc.
Land Development:
• Manage the land development budgets for all projects
• Manage & update Project schedules weekly.
• Ensure all projects stay within budget and on schedule
• Manage day-to-day operations of general contractor and sub-contractors on assigned projects.
• Manage day-to-day site development activities on assigned projects.
• Inspect improvements to ensure compliance with plans.
• Ensure efficient and seamless operations between CMFC and Builder Partners
• Support Company and department goals and objectives
• Sureties (Bonds & LOC) management, generation and release.
Knowledge and Skill Requirements:
• Attention to detail A MUST.
• Ability to anticipate possible obstacles and propose favorable solutions.
• Strong work ethic and commitment to implementation and execution.
• Ability to supervise the design & engineering and estimating for construction projects such as roads, water, and sewer utilities, and stormwater drainage
• Strong interpersonal and organizational skills including the ability to interact successfully with local officials, community leaders, staff, and the public, to organize and facilitate meetings and events, and to conduct negotiations, find common ground and develop consensus among disparate interests
• Strong written and verbal communication skills, including the ability to make public presentations to large and small groups, and research and draft media and public education materials

• Concise writing and public speaking/presentation skills are desirable for reporting to the management team.
• Ability to read improvement plans, formulate budgets and understand accounting principles.
• Strong computer skills.
• Strong negotiating skills.
• Action and results oriented.
• Superior ability to successfully multi-task and utilize project management skills.
• Valid Drivers License
Working Conditions:

• Weekend, evening and some holidays will be required to meet and maintain performance goals.
