CMFC Overview 2022

Carl M. Freeman companies has had a busy year complete with new residential and commercial projects to enrich the lives of those who live, work, and play in Sussex County. Beginning with Bayside, the North Haven and Harbors Edge neighborhoods, which began sales during the pandemic, have settled all homes. Site work began in November in the second phase of Coastal Crossing which will have 19 single family and 10 villas once completed. Site work at Coastal Crossing is now paused to correspond with the Eagle nesting season and will begin again in July 2023. This year Coastal Style Magazine named Bayside Resort Golf Club the best residential community in Delaware. Club & Resort Magazine selected Bayside as 4th for top ranked aquatic facility and 29th in top ranked fitness & wellness center in the country. Bayside Institute is also a finalist for the Best National Lifestyle Program for a community from the National Association of Builders.

A brand-new pool located in the North Haven neighborhood is nearing completion. Bayside Corner, a new retail project located on the northeast corner of RT 54 and Rt 20, is almost complete with Dunkin and Beebe Healthcare coming in 2023.

2022 was Carl M. Freeman Companies first full year of sales at our newest neighborhood Tower Hill in Lewes. After launching sales just over a year ago, Tower Hill has welcomed its first homeowners to this beautiful community. Tower Hill won its first Great American Living Award for best regional signage. At the entrance of the community, a beautiful 600 sqft barn has been put up and is going through finishing touches. Preliminary site work has begun on the Tower Hill clubhouse which is projected to open next winter.

The Freeman Life Enrichment Institute continues to bring neighbors together in a multitude of activities to elevate the human spirit through cooking demos, health screenings and creative classes. This year Erika Cook, Director of Life Enrichment, received the Wellness Leadership award by Delaware’s Lt. Governor. Erika is also a finalist for National Lifestyle Director of the Year from the National Association of Builders.
